Septic or Sewer? How to Tell
New to a Manatee County home and genuinely unsure what happens after the flush? You're not alone — buyers inherit this question constantly, and the answer changes your maintenance life completely. Here's how to settle it in under an hour.
1. Read the utility bill
The fastest tell. A wastewater or sewer line-item means county sewer. Water-only billing strongly suggests septic — and if you're on a private well too, there may be no utility bill at all, which is its own answer.
2. Walk the yard
Look for green or black access lids flush with the lawn, a slight rectangular mound or notably lush grass patch (drain field), and cleanout pipes. Coastal and riverfront lots: a raised earthen mound is often the drain field itself, engineered above our high water table.
3. Pull the parcel's records
DOH-Manatee Environmental Public Health (410 6th Ave E, Bradenton) holds OSTDS permit records — if a septic system was ever permitted on the parcel, the paper trail lives there, including tank size and drain field layout. It's the definitive answer plus a free map of your own system.
4. Know the geography
Mostly sewer
Anna Maria Island, Cortez and the coastal strip run municipal — with legacy exceptions like the Cortez fishing village.
Street-by-street
Bradenton, Palmetto, Oneco and Samoset mix sewer with legacy septic pockets — the utility bill and county records settle it per parcel.
Wells + septic
East of I-75 — Parrish acreage, Duette, Myakka City — assume septic until DOH-Manatee records prove otherwise.
The county-wide pattern is reliable: coastal and incorporated cores are mostly sewered; east of I-75 and off the utility corridors, septic dominates; Myakka City is entirely septic. In between — Oneco, Samoset, outer Palmetto, older Ellenton — it's street-by-street.
5. When it matters most
Before buying, before adding a bathroom, and before planting anything with serious roots. Each of those decisions goes differently depending on the answer — and if it's septic, a records-backed inspection tells you what you're working with.

Could a home be on septic even with sewer in the street?
Yes — older homes sometimes never connected. Where sewer is available, connection rules vary; know your status before renovation projects force the question.
My neighbor is on sewer — am I?
Not necessarily. Sewer lines follow specific corridors, and adjacent streets can differ. The bill and the records answer for your parcel, not the neighborhood.
